Its amenities are extensive, including three temperature-controlled swimming pools, a private beach club, multiple high-end restaurants, a spa, and a fitness center. The diverse nature of the property, with both transient hotel guests and permanent residents, requires a heightened level of professionalism and discretion from all contractors. The building's design emphasizes tranquility and sophistication, so all work must be conducted with minimal disruption to the environment.

It is imperative that all contractors have a comprehensive understanding of the procedures outlined herein prior to their arrival. Acknowledgment and adherence to these protocols are required for entry and to ensure a secure, efficient, and professional work environment.
1. Acknowledgment of Procedures:
Upon arrival, independent contractors must confirm they have read, understood, and agreed to abide by all the procedures detailed in this document. This acknowledgment is a prerequisite for entry onto the property.
2. Property Details:
The Setai, Miami Beach, is a unique and luxurious property consisting of a meticulously restored 1930s Art Deco building and a modern 40-story residential tower. This complex hosts approximately 90 hotel rooms and 50 luxury suites, alongside 163 private residences. The property boasts a range of extensive amenities, including three temperature-controlled swimming pools, a private beach club, multiple high-end restaurants, a spa, and a state-of-the-art fitness center.
Due to the property's dual nature—serving both transient hotel guests and permanent residents—a heightened level of professionalism, discretion, and respect for privacy is expected from all contractors. The environment is designed to be one of tranquility and sophistication, and all service work must be conducted with minimal disruption to this atmosphere.
3. Check-in and Access Control:
All contractors must check in at the designated service entrance upon arrival. A valid photo ID and a copy of the work order or a pre-approved service request will be required for verification. The front desk or security will not grant access. All vehicles must be parked in the designated service area only.
4. Work Order and Scope of Work:
Contractors must have a clear and confirmed work order detailing the scope of their service. Any deviation from the approved work order must be authorized in advance by the property's management. Unauthorized work is strictly prohibited.
5. Dress Code and Professionalism:
